Score a Lease helps renters understand their lease agreements by scoring them against Seattle landlord-tenant law. This policy explains what information we collect, how we use it, and how we protect your privacy.
The Short Version
- We automatically remove as much personal information as we can before analyzing your lease
- We never store your lease document or its text
- We only keep anonymous numbers (like monthly rent amounts) to calculate your score and improve our service
- We use Google's Gemini AI to analyze your lease, and they don't store your data either
- Your uploaded PDF is deleted immediately after processing
Information We Collect
What You Upload
When you upload a lease PDF, we temporarily process it to extract and analyze the text. The PDF file itself is deleted from our servers immediately after processing. We do not keep a copy.
What We Remove
Before any analysis happens, we automatically scrub your lease text to remove as much personal information as we can:

We use pattern matching to find and remove this information.
What We Store
We only store anonymous numeric data extracted from your lease, such as:
- Monthly rent amount
- Security deposit amount
- Move-in fees
- Late fees
- Pet deposit (if applicable)
- Early termination fees (if applicable)
This data contains no personally identifiable information (PII).
What We Do NOT Store
- Your lease PDF file
- Your lease text (scrubbed or original)
- Your name or contact information
- Your address or unit number
How We Use Your Information
We use the anonymous numeric data from your lease solely to:
- Calculate your lease score
- Run checks against Seattle landlord-tenant law
- Improve our scoring system over time
We do not sell, rent, or share your information with third parties for marketing purposes.
Third-Party Services
Google Gemini AI
We use Google's Gemini API to analyze your lease text and extract financial data. Important details:
- Only your scrubbed lease text is sent to Google
- Google's Gemini API does not store or train on data sent through the API
- Your lease text is processed and immediately discarded by their system
Data Security
We take reasonable measures to protect the information we process:
- Personal information is removed before any analysis
- Uploaded files are processed in memory and deleted immediately
- We use secure HTTPS connections for all data transfers
- We only retain the minimum data necessary to provide our service
Your Rights
Since we don't store your lease document or personal information, there's very little data to manage. However, you have the right to:
- Know what data we collect (this policy explains it all)
- Request deletion of any numeric data associated with your lease analysis
- Ask questions about how we handle your information
Children's Privacy
Score a Lease is not intended for use by anyone under the age of 18. We do not knowingly collect information from children.
